Visit preparation

We follow up with all homeowners and agencies, gather every relevant detail, and brief you in advance so you know exactly what to expect. Then we build a smooth, well-structured schedule for your days on the island.

Viewing day

The most exciting day. We meet for coffee, run through the planning, and visit all selected properties together. During the visits we ask the questions you might not have thought of — legal and zoning details, land classification to avoid blocked views, honest insights into surroundings, opportunities and risks. We end with a good lunch or dinner and evaluate everything we saw.

Negotiation & closing

Once we’ve found the right property, we agree a clear acquisition strategy and lead the negotiations on your behalf. Our lawyer prepares the contracts — Reservation, Arras, Purchase Agreement — we book the notary, and we make sure legal and technical due diligence are carried out properly.

Can I get a mortgage in Spain as a foreigner?
Yes. Spanish banks typically offer mortgages of up to 70% of the property’s value, so plan to contribute at least 30% yourself — plus 8–14% in purchase costs. Through our network we connect you with trusted mortgage professionals offering the best rates for your situation.
