How much commission do I pay as a buyer?
The agent’s commission (us) is paid by the seller and is already included in the listed selling price in 99% of cases. This means our services come at no cost to you. We assist you throughout the entire process of finding and purchasing your property. We do ask for a certain level of commitment in return and only work with clients when there is mutual trust and a good fit.
What do I need to arrange before I can buy a property?
In order to succesfully acquire a property in spain there are a few things you need to take into account. You will need a spanish NIE number and back account. Also you will need to have a spanish bank account in order to receive and send money.
If you need a mortgage you also need to make sure you timely request this mortgage so when you find the right opportunity you can act quick and secure the property.

What are the costs to buy a property?
When buying a property on Ibiza, you need to consider that, in addition to the purchase price, there are additional purchase costs.

What is the minimum rental period?
For short-term rentals, the minimum stay is one week. Long-term rentals typically start from several months up to a year or more.
Do you require a deposit or references?
Yes, our rentals require a security deposit.
For some long term rentals we may ask for references or proof of income, depending on the landlord’s requirements.
Can you assist with rental contracts and legal requirements?
Absolutely. We guide you through the contract process and ensure all legalities are properly handled.
What happens if I want to extend my rental period
Let us know as early as possible! We’ll check availability and negotiate extensions with the landlord on your behalf.
What is your cancelation policy for short term rentals?
We understand that plans can change. Our cancellation policy is designed to be fair and transparent for all parties involved:
Full refund: Cancellations made 60 days or more before the check-in date will receive a full refund.
50% refund: Cancellations made between 59 and 30 days before check-in are eligible for a 50% refund.
No refund: Cancellations made within 30 days of the check-in date are non-refundable.

All cancellations must be made in writing. Refunds are processed within 10 business days minus any bank or transaction fee’s.
Some premium listings might have stricter or more flexible terms, these will be clearly outlined before booking.
