Step 1Orientation & budget

Decide your goal — personal use, rental or resale; permanent home or second residence; open to renovation? Explore the island, rent temporarily where you think you'd like to live, and be realistic on budget: allow 10–14% in purchase costs on top of the price.

Step 2Preparation

To buy on Ibiza you need a NIE number (tax ID) and a Spanish bank account — both take time, so start early. Arranging financing? Sort it with the bank before you start searching, so you can move fast.

Online is just the tip of the iceberg — platforms like Idealista and JamesEdition don't show the full range, and many top homes sell off-market through private networks. Listings often carry wrong square footage, illegal extensions or outdated prices. The market moves in days. The purchase usually runs in three stages: a reservation contract (optional, takes the home off the market, deposit €10,000–€20,000); the Contrato de Arras (preliminary agreement with a penalty clause, typically 10%); and the final deed before a notary (payment, signing, registration). The Arras stage is legally binding — always work with a specialised Ibiza real estate lawyer.

Step 7Enjoying your new home

After completion, transfer the utilities into your name, arrange insurance and (if relevant) property management, check your tax obligations (IRNR or IRPF) and make sure the home is correctly registered.

During ownership

Municipal taxes (IBI & waste). Non-residents pay IRNR (on rental or deemed income); residents pay IRPF.

On renting it out

EU/EEA owners: 19% on net rental income (after deductible costs). Non-EU/EEA owners: 24% on gross rental income.

On selling

Capital Gains Tax: 19% for EU/EEA sellers, 24% for non-EU/EEA; the buyer withholds 3% (retención). Plus Plusvalía Municipal (land-value tax) and, for high net worth, wealth tax.
